Thank you for your question:
1. We do not recommend cleaning the floor with TSP if you are using our products. You are dealing with concrete, and concrete is very absorbent, and it is hard to get all the trisodium phosphate out of the concrete. This may have an impact on the coating application.
2. Our solution to clean floors with dog urine is as follows:
a. Remove all carpet or floor covering and tack strips off the floor.
b. Apply a treatment of SealGreen Kennel Disinfectant.
c. Wash the floor with SealGreen Kennel Cleaner and use a shop-vac to rinse and extract the crystallized urine inside the concrete. You may have to wash the floor twice to insure all urine is out.
d. Allow the floor to dry for one full day. Place fans to help the floor dry faster.
e. Once the floor is dry apply two coats of SealGreen E10 Epoxy Vapor Barrier Sealer. This product was designed to mitigate humidity coming up thru the floor, and that includes urine smell mitigation.
3. Keep in mind that when you clean a room for urine smell you also have to clean walls, baseboards and all areas that could be contaminated with dog urine. If the animal smells urine on the walls they will urinate on the floor near the walls where the smell is located.
